Where
and what is the proposed development ?
Prestige Kensington Gardens is located off BEL Circle, close to
Prestige Wellington Park at Jalahalli., a 10 mins drive from Sadashivnagar.
This development spreads over 7.6 acres of land and houses 4 residential
towers of Ground + 12/ 13 floors and a Clubhouse block. There are
eight apartments in a typical floor with 419 apartments in all.
Car parking is located in Basement and Surface level.
What are the different types and sizes of Apartments ?
There are apartments to fit every family size and budget.
Is there differential pricing based
on the floors or orientation of apartments ?
Yes! There is a differential pricing for apartments based on the
floor levels and options. The base prices are as under, Premium
units will be charged an additional amount of @ Rs 50/- per Sft.
Level I - 3, Rs. 2290/- per sft Level
4 - 6, Rs. 2390/- per sft
Level 7-9 Rs. 2490/- per sft Level
10-13 Rs. 2590/- per sft
Level 14 Rs. 2990/-per sft
(Note: Towers I, 2 have only 13 levels. The price of the 13th level
will be Rs. 2,990/- per sft. only in this case.)

What are the facilities in clubhouse
?
The clubhouse consists of Gymnasium, Health Club, Badminton, Party
Hall & space for a Supermarket. In addition a Swimming Pool
and Jogging Track are being provided.
How do I book my home at Kensington Gardens ? Two steps
really!
Step I: Fill the booking application form. Make sure you specify
your choice of:
• Apartment Size
• Floor band
Step 2: ENCLOSE THE BOOKING AMOUNT OF 15% ALONG WITH THE APPLICATION
FORM and give it to us or our representative.
What happens thereafter ?
Based on your application and priority you will be offered the apartments
available. On confirmation of apartment number you will be required
to issue PDCs within 15 days against which a formal letter of allotment
will be issued. Agreements will follow within 90 days from the date
of Allotment.
When do I get a confirmed allotment ?
On payment of 15% and all Postdated Cheques.
Can I pay 100% down payment ? No.
How
are installments to be paid and is it time bound ?
Installments are to be paid by way of Postdated cheques which is
a pre-condition of the allotment. The schedule of payment is mentioned
in the pricing chart. The payment is not linked to the progress
of construction but on a time bound basis as the delivery date has
been established.
Will there be validity for the Price List ?
Yes, the initial offer will be valid upto February 19, 2006. The
prices are subject to change from time to time.
What happens if I cancel my booking ?
Why would you want to miss out on such an unprecedented product
offering. However, if you do cancel after booking, then 1% of the
Sale Value of the Apartment will be forfeited as a cancellation
fee and the balance will be returned within one month without interest
from the date of written request.
When
does the development start and when can I expect to move into my
new home ?
Marketing will commence on 21st Jan 2006, construction will commence
by April 2006 and your new home will welcome you by August 2008.
Can two flats be bought and combined into one flat ?
Sorry, we really want to complete the project on schedule. Hence
no combinations can be done.
Are
modifications permitted in the Apartments ?
The specifications and designs have been carefully worked out. Considering
the number of apartments and the delivery date, customization will
not be possible in the collective interest of the purchasers.
What about Car Parking Space ?
We can provide one car parking space for every apartment. Additional
car parking will be allotted at additional cost at the time of possession
only.
Is the Title of the property clear ?
Yes. The land is freehold, marketable and free from all encumbrances.
Has the Plan been approved by the Authorities ?
Yes! The plan has been sanctioned by the BMP.
What are the types of Agreements to be signed by the Purchaser
?
Standardised Agreement to sell and construction agreement or a composite
agreement for sale of the apartment will be issued to the purchaser.
The Sale Deed will be registered on completion of the development
and on payment of all amounts at Purchaser's cost.
What is the process of Assignment / Transfer
?
• Assignment will be considered only after the Principal Agreement/s
have been signed. The Assignee/s shall comply with the terms of
the allotment including submission of postdated cheques for future
payments and all other terms of the Principal Agreement/s.
• The Transfer Fee/ Assignment charges with service tax as
applicable will be required to be paid.
• The Assignor shall also submit to Prestige all letters,
documents issued to the HFI to facilitate cancellation of the loan
if any, availed by the Assignor.
What are the additional amounts to be paid ?
BESCOM & BWSSB Charges, Registration Charges, Contribution to
Sinking Fund, Advance Maintenance Charges, Generator Charges, Khata
& Assessment Charges and any other charges as applicable to
be paid on possession.
Has the project been approved by HFIs for loan ?
The project will be approved by all the leading Financial Institutions.
What is my responsibility for disbursement of Installments
through HFIs ?
It is the Purchaser's responsibility to ensure timely disbursement
of installments from HFIs and no demand will be made by us to the
HFIs for the disbursal of installments. To facilitate smooth payments,
customers are required to issue a consent letter to the Institution.
Postdated cheques for the installments will be returned on receipt
of the institutional payment.
Who will take care of the Maintenance of the development
?
Prestige Property Management & Services will take care of the
maintenance of the development.
What is the scheme of Maintenance ?
The scheme for maintenance is as under:
• A purchaser will have to pay Rs.25/- per sft. as advance
maintenance charges which takes care of the maintenance charges
for a period of one year from the date of completion of the development.
Maintenance charges for the subsequent period will be collected
quarterly in advance after the lapse of one year.
• Additionally, all purchasers will be required to pay a sum
of Rs.25/- per sft. towards the Sinking Fund which will be maintained
in a separate Escrow Account and the same will be used for any major
maintenance in future.
• Both the Advance Maintenance Charges and Sinking Fund Contribution
shall be payable to the "Prestige Property Management &
Services" on completion of the development on handing over.
